City or Township
The City of Langley is a 10-square-kilometre urban centre. It became its own municipality on March 15, 1955, separate from the Township around it. It has a walkable downtown, a Kwantlen Polytechnic University campus and, by the City's count, 17 parks and 10 trails.310
The Township of Langley was incorporated in Fort Langley in 1873. It runs from the Fraser River to the US border and from 196 Street (the Surrey line) to 276 Street (the Abbotsford line). The Township says it has six urban centres, and 75% of its land is in the Agricultural Land Reserve.4
When you look at a listing, check which one the address is in: property tax, zoning and city services come from that municipality.
Homes in Langley
The 2021 census counted every occupied home by building type. It is the most recent full count; the 2026 census results come out from 2027. The two municipalities are very different.

"Flat in a duplex" is the census term for one of two homes stacked one above the other, such as a house with a separate suite on another floor.5
Types to compare for a first home
- Apartment condo: most homes in the City of Langley are apartments (60.8%), nearly all in buildings under five storeys. In the Township it's one home in ten (10.1%).12
- Townhouse: a row house joined side by side, with no home above or below.5 About one Township home in five (21.6%).2
- Half duplex: one of two houses joined side by side.5 These are 2.4% of City homes and 2.2% of Township homes.12
Most condos and many townhouses are strata properties: you own your unit, and together with the other owners you own the common property as a strata corporation.6

Getting around
Buses today
- 501, 502 and 503: Langley Centre to Surrey Central Station along Fraser Highway. The 503 Fraser Hwy Express also runs to Aldergrove.7
- 555 Port Mann Express: Carvolth Exchange to Lougheed Station on SkyTrain.7
- 595 208 Street: Langley Centre to Maple Meadows Station.7
- 320: Langley Centre to Surrey Central Station via Fleetwood.7
A 16-kilometre Expo Line extension from King George Station in Surrey to 203 Street in Langley City, mostly along Fraser Highway. Its last two stations are Willowbrook and Langley City Centre. The Province's current expected in-service date is late 2029.

Until then there is no SkyTrain station in Langley. The nearest West Coast Express commuter rail stop is across the Fraser River in Maple Ridge (Maple Meadows), reached by the 595. Trains run to downtown Vancouver on weekday mornings and back in the afternoon and evening.9
Parks and recreation centres
City of Langley
The City has 17 parks and 10 trails, plus the Nicomekl floodplain. Spray parks are at City Park, Douglas Park and Nicholas Park. Trails include the Rotary Floodplain Trail, which connects to Surrey, and the Brydon Lagoon Nature Trail.10 Recreation buildings are the Al Anderson Memorial Pool, the Douglas Recreation & Child Care Centre and the Timms Community Centre.11
Township of Langley
Community and recreation centres: Aldergrove Community Centre, George Preston Recreation Centre, W.C. Blair Recreation Centre, salishan Place by the River and Walnut Grove Community Centre.12 The Township counts 1,257 acres of dedicated park land.4
Schools
Public schools in both the City and the Township are run by School District No. 35 (Langley).13
Catchment is set by address, not by neighbourhood name. Check any address you're looking at with the district's school locator before you write an offer.14
