The six communities

The City of Surrey is made up of six communities: Cloverdale, Fleetwood, Guildford, Newton, South Surrey and Whalley, which surrounds City Centre.2 Here is how the City describes each one:

  • City Centre and Whalley (North Surrey): City Hall, Simon Fraser University and Kwantlen Polytechnic University, four SkyTrain stations, Holland Park and Bear Creek Park, with new commercial and residential high-rises.2
  • Guildford: east of City Centre, with two large recreation centres, a large shopping centre and trails along the Fraser River near the Port Mann Bridge.2
  • Fleetwood: Surrey's newest town centre, mostly residential, with the Fleetwood Community Centre and the Surrey Sport & Leisure Complex.2
  • Newton: the most populous town centre, with the Newton Cultural Centre, Newton Seniors Centre and the Bell Performing Arts Centre.2
  • Cloverdale: historic and newer neighbourhoods, the Museum of Surrey and a historic main street.2
  • South Surrey: Crescent Beach, two border crossings to the United States and the South Surrey Athletic Park.2

Homes in Surrey

The 2021 census counted every occupied home in Surrey by building type. It is the most recent full count; the 2026 census results come out from 2027.

"Flat in a duplex" is the census term for one of two homes stacked one above the other, such as a house with a separate suite on another floor.3 In Surrey that is more than one home in five.1

Types to compare for a first home

  • Apartment condo: a unit in a low-rise or high-rise building. In 2021 about one in four Surrey homes was an apartment (24.9%).1
  • Townhouse: a row house joined side by side, with no home above or below.3 One in six Surrey homes (16.7%).1
  • Half duplex: one of two houses joined side by side, with no home above or below.3 These are 2.0% of Surrey homes.1

Most condos and many townhouses are strata properties: you own your unit, and together with the other owners you own the common property as a strata corporation.4

Getting around

SkyTrain

The Expo Line has four stations in Surrey: Scott Road, Gateway, Surrey Central and King George.5 From there it runs through New Westminster and Burnaby to Waterfront in downtown Vancouver.5

  • R1 King George Blvd: Guildford to Newton Exchange.67
  • R6 Scott Road: Scott Road Station to Newton Exchange.67
  • 345 152 Street: King George Station to White Rock Centre.7
  • 501, 502 and 503: Surrey Central Station to Langley Centre along Fraser Highway.7
Coming: Surrey Langley SkyTrain

A 16-kilometre extension of the Expo Line from King George Station to 203 Street in Langley City, mostly along Fraser Highway, with eight stations: Green Timbers, 152 Street, Fleetwood, Bakerview-166 Street, Hillcrest-184 Street, Clayton, Willowbrook and Langley City Centre. The Province's current expected in-service date is late 2029.

Parks and recreation centres

The City lists its recreation centres, pools and arenas in one directory.9 Community and recreation centres include Bridgeview Community Centre and Chuck Bailey Recreation Centre (Whalley and City Centre), Guildford Recreation Centre, Fleetwood Community Centre, Newton Recreation Centre, Cloverdale Recreation Centre, Clayton Community Centre, and the South Surrey Recreation & Arts Centre.9

  • Green Timbers Urban Forest Park (100 Avenue): over 10 kilometres of nature trails, a stocked fishing lake and the Surrey Nature Centre.10
  • Bear Creek Park (88 Avenue): an outdoor pool, spray park, playground, athletic fields, a walking track, a fenced dog off-leash area and a skatepark, next to the Surrey Arts Centre.11
  • Holland Park (Old Yale Road, City Centre): 10 hectares with sports fields, basketball courts, a playground and gardens.12

Schools

Public schools in Surrey are run by School District No. 36 (Surrey). The district says it has 130 schools and more than 83,000 students.13

Catchment is set by address, not by neighbourhood name. Check any address you're looking at with the district's school locator before you write an offer.14
